Real estate poll: What's most important?

Say you know where you want to buy, and you've already narrowed down the homes in that location to the ones where the price works for you.

What's the deciding factor?

Wonk reader Matt James suggested a poll to this effect because he's curious to hear whether it's bedroom number, yard size, house style or something else entirely that breaks the tie. 

Let's assume good condition. What's most important to you?

Please forgive the back-to-back short posts. I'm in day four of a rotten cold, and it doesn't seem to be getting any better.

Thanks for putting the poll up, very interesting to see the responses. I thought I knew going into it what my choice was but it's actually more difficult when seeing all the options. For example, a 3 bedroom house that has more square footage than a 4 bedroom could be more attractive but losing the 4th could be restrictive.

Is it possible to see what was entered when people selected Other?

I'll take a look through the "other" answers and report back later, Matt. Thanks again for the poll suggestion.

I would say that quality of construction should really be a factor. It certainly reduces longer term costs.

Interesting poll...I am at a point in my life that I do not want to share walls with anyone ever again lol so I chose "type of structure". Assuming I was choosing amoung all detached homes, if I was limited to items on the list only next important would be yard size, although the condition of the house and quality of the fixtures/care by previous owners would really be the deciding factor.

Internesting when I bought my townhouse I had a choce between 3 BR & 2BR options.

Footage was the same, it was just a matter of some people having knocked down a wall and made the 2 smaller BRs in to 1 big MBR.

Even though I preferred the 2BR layout I went with the 3BR because I thought it would be easier to sell down the road.

Amazing that square footage is not receiving the most votes considering that homes are appraised based on the price per square foot. You ever wonder why adding an addition to your home has the greatest added value effect on your home?

I see your point Nutty Bar and I was deciding between number of bedrooms/bathrooms vs square footage. However, many people don't even look at a property unless it has a minimum number of bedrooms/bathrooms even if sq. ft. is bigger and fewer bedrooms. Double B is a case in point. If you're a couple with 2 older kids you may forgo a 2 bedroom regardless of how much bigger it is...


When I was looking for a house, I wanted to find a house with acreage in a natural setting. I'm an avid gardener who loves nature, and I also wanted to have room for chickens :D My younger neighbors are all of the same mind. We're all planting native species and coddling, or planning to coddle our chickens.

The only houses in my price range were 3BR, so I just picked the ones with the biggest lots. I can see why people like bedrooms, though.

If you have a family, the kids would like to have their own bedroom, no matter how small the room is.

Currently, I don't need the other bedrooms, so I turned one into a walk-in closet. The other one will soon be a fabulous library.

I think other buyers probably do the same thing: the spare bedroom(s) can be used as an office, sewing room etc.

I've recently begun looking into homes and I won't even consider a place if it has less than 2 bedrooms and 1.5 bathrooms.
