FHA and lenders part ways -- not amicably

The U.S. Department of Housing and Urban Development said last week that 102 lenders no longer have permission to offer FHA-insured mortgages because HUD found violations ranging from "failure to conduct sufficient quality control, to failure to continue to meet FHA recertification requirements, to falsifying loan documents."

Several Maryland companies were on the list, which also includes lenders hit by fines and other HUD actions. One "failed to comply with HUD/FHA housing counseling referral requirements." But the list also includes a lot of lenders that are no longer allowed to participate in FHA because they didn't send in their yearly fee for recertification.

Ever since the Obama administration announced relaxed modifications & refinance standards, I have been shopping for help with my 81% LTV and middling credit score. I first went to WFF where I once had a personal loan, and they told me they were just trained on the new federal guidelines and wouldn't I like to be the first on my block....? They pulled one credit report and I had to write out answers to blemishes, but at the end they said I was sure to pass muster, and they confirmed FHA approval two days later. Then, I get a denial letter because they WFF pulled the other 2 credit reports and decided against me. No opportunity to address them! So then I call my current 1st mortgage lender GMAC and they had me apply for a standard FHA refi, pulled all 3 credit reopts and gave me virtual underwriting approval and nice lock-in rate!. They sent out an appraiser. Four days later GMAC sends me a technical denial for not completing all form signings. My calls, emails now go unanswered. My own credit union had stopped calling me back even after encouraging me to apply back in January. Do these companies want to make loans or not?? I have the income and equity is not a big problem. Why do they lead me on with indications of (FHA) approval, yet find a reason to rescind 3 times?? Are real life experiences being tabulated for mortgage applications? Anyone? Anyone? thx.

Hi -- I'm sorry you're having trouble. I don't know of any current figures relating to mortgage applications except the overall number of applications, though federal Home Mortgage Disclosure act data do include information about denials and approvals in past years.

But I'm interested in hearing from folks about real experiences. Anyone else want to weigh in?
