Time out

As some of you already know, I've spent most of this year pregnant. Now comes the time for maternity leave, and parents assure me I'll be far, far too busy and exhausted to blog.

My plan is eight months on leave. Perhaps I will have some energy to blog occasionally between now and then -- we'll just have to see.

But whatever happens, thank you all for these 12-months-and-change together. You've offered food for thought, story suggestions and a window into the minds of buyers, sellers and others with an interest in housing. I hope you've found my posts worth your time.

Jamie, Congratulations and the best wishes to you and your family. I don't know your entire history as I only started reading your blog in the last 6 months. I find almost all of your information very fair and straightforward. I am a partner in a locally owned mortgage broker shop that does really good business and treats our clients like we would want to be treated, ie. "the golden rule". I hate "ALL" brokers being lumped into the same category most of the time and I have found that you don't do that, that is why I read your blog. We do a radio show every Saturday on a local station(105.7/WHFS) and we feel it is our duty to give the public the correct information, even if it doesn't benefit us. We have been doing local radio for over 7 years now, so we must be doing something right. We are in this business to build long term relationships, not to get rich on any one deal. I just wish more brokers were like us. I am also the proud father of two boys that I adopted from Russia and when I saw your post this morning it prompted me to send you this note. Thank you for your posts and the best of luck in your future endeavors.

Thanks for all your hard work, and congratulations on your new (or impending) arrival.

Any chance you can get someone to approve comments to this post in your absence? And are you planning on continuing this blog upon your return? If so, I propose we all take a guess at where home sales and prices will be in 8 months (June), and how the spring 2009 selling season will go. I'll start. Prices still falling year over year, let's say down 8%, sales down 5-10% from previous year. The wild card there is foreclosures. If we see a bump in foreclosure sales, that may increase sales a bit, but will pressure prices even more. Just my two cents.

Hi, everyone -- I'm back from the hospital, which is why your comments are finally showing up. (Baby Katie came early: I was supposed to be at work this week.)

I'm overwhelmed with parenting duties at the moment but will try to get someone to watch for comments on this blog for at least the short term so they continue to go up.
